Residents are expected to engage in conscious, intentional living, and contribute to a culture of mutual respect. This includes a commitment to:
A. Personal Responsibility: You recognize that personal growth is an ongoing process and commit to doing your own inner work - emotional, mental, and spiritual.
B. Conflict Resolution: You are expected to address interpersonal challenges directly, respectfully, and proactively, while discouraging gossip, triangulation, or passive-aggressive behavior.
C. Supportive Community: You foster the culture of kindness, compassion, and collaboration central to community wellbeing, supporting a healthy, peaceful, holistic lifestyle.
D. Presence & Participation: You possess an open heart and the willingness to evolve.
As part of our commitment to environmental responsibility and regenerative living, all community members are expected to embrace eco-sustainable practices:
A. Food Forest: Residents commit to living in a biophilic way (integrated with nature) and will participate in the growing of food plants on their property.
B. Chemical Use: Avoid the use of toxic chemicals for landscaping, cleaning, and property maintenance. Biodegradable, non-toxic, and environmentally safe products are permitted for all applications, including but not limited to detergents, fertilizers, herbicides, and pest control.
C. Ongoing Commitment: You are expected to continuously educate on sustainable living and strive to align personal practices with the collective values of regeneration, respect, and resilience.
All residents are required to contribute to monthly community maintenance fees to ensure the upkeep, safety, and functionality of shared spaces (e.g. walkways, business center, and community pool) caretaker fees, and road maintenance.
A. Fee Structure
Maintenance fees a fixed rate and the same for each lot for up to two (2) residential units per lot.
Adding a third or fourth unit to a lot will result in a proportionate increase in fees.
Fees begin as soon as the lot purchase is complete.
Initial Rate: $60 USD per month ($720/year).
Fees are subject to increase with operations.
B. Fee Exemptions
Lots 1, 3A and 6 are given fee exemptions in recognition of their owners contributions to establishing the community and oversight provided by their owners.
Exemptions do not transfer with the sale of their lots.
Lot 10 is given an exemption for housing the community pool.
C. Construction & Damage: Responsibility for damage to shared roads or community property caused by construction, activities, vehicles, or contractors, will be individual owner responsibility. You will be invoiced separately for the full cost of any necessary repairs.
D. Adjustments: The community may vote on fee adjustments in the future based on agreed-upon budgets and evolving community needs. All residents will be given the opportunity to participate in financial planning discussions and decisions.
All construction and renovation should reflect a commitment to sustainability, safety, and community harmony.
A. Permits & Compliance: All buildings must be approved by the appropriate municipal planning authorities, properly permitted, and constructed to professional standards.Sustainable
B. Design: Residents are strongly encouraged to incorporate passive design strategies (e.g., natural ventilation, shading, minimal land disturbance) and utilize renewable energy systems such as solar hot water heaters, solar energy, and greywater recycling systems.
C. Eco-Conscious Materials: Building materials should prioritize natural, renewable, recycled, or sustainably sourced options. The use of products containing toxic additives or high levels of VOCs (volatile organic compounds) is strongly discouraged.
D. Water Management: Greywater recycling systems, rainwater catchment, and low-impact sanitation systems (such as composting toilets) are encouraged.
E. Color & Mold Management: Homes must be painted with finishes that are resistant to mold and suitable for the tropical climate (note: owners who choose white exteriors may be expected to conduct monthly mold cleaning to maintain appearance and hygiene)
F. View Preservation: Structures should be designed and positioned in a way that does not obstruct the views of neighboring properties.
G. Temporary Structures: Tents, yurts, and similar temporary housing that do not require permits are permitted during active construction phases, but must be well-maintained and meet the community’s cleanliness and appearance standards (see (5) Lot Maintenance guidelines).
H. Light & Wildlife Consideration: Outdoor lighting should be low-impact and shielded to protect nocturnal wildlife. Land development must respect the integrity of native ecosystems, including preserving natural water flow, tree cover, and wildlife corridors. Pest control methods must rely on natural or biological treatments only (see (2) Eco-Sustainability guidelines)
Residents are expected to maintain their lots in a clean, orderly, and visually respectful manner. This includes but is not limited to;
A. Regularly cutting grass and keeping the lot free from debris, garbage, derelict vehicles, and abandoned or unused items.
B. Storage of unused construction materials from inactive projects must be kept out of public view - preferably behind the home or under a secured tarp.
C. During active construction, short-term on-site storage of materials is permitted, including within view from the road. residents are encouraged to keep materials covered or out of sight to reduce visual clutter and deter theft.
D. Small clotheslines are allowed within street view, provided they are kept tidy and do not contribute to a cluttered appearance.
Residents may keep animals that do not pose a nuisance, safety risk, or environmental disruption. All animals must be kept within the boundaries of your property and under control at all times. Free-roaming pets are not permitted.
A. Permitted Animals: The following animals are generally acceptable, provided they are well-behaved and non-disruptive: Dogs: Up to two dogs, each under 40 lbs., Cats: Up to two cats., Small livestock: Hens (no roosters), guinea fowl, and miniature pigs (under 30 lbs at full maturity).
B. Prohibited Animals: The following animals are not permitted due to noise, odor, aggression, or environmental impact: Loud or aggressive dog breeds, Roosters, goats, full-size pigs, sheep, Large livestock such as horses, cows, donkeys, or mules, Venomous or dangerous species, including poisonous snakes, spiders, scorpions, and similar
C. Requests for exceptions - such as for larger dogs, working animals, or horses - may be reviewed on a case-by-case basis and must receive prior written approval from the community.
D. Responsibility & Absences: Owners must ensure the ongoing welfare and supervision of their animals. If leaving the property for an extended period, arrangements must be made to ensure animals are properly cared for and do not impact the surrounding community.
Residents who choose to rent their units are expected to ensure a smooth, respectful, and harmonious experience for both their guests and the broader community.
A. Liability - You are fully responsible and liable for the conduct of your guests and renters, including any disturbances, damages, or violations of community guidelines. You will ensure they understand and agree to community expectations.
B. Emergency Contact - You must provide your guests with clear emergency contact information,
C. Noise - Both residents and Guests are expected to maintain respectful noise levels, adhere to quiet hours, and behave in a way that honors the peaceful nature of the community.Repeated complaints about disruptive or inappropriate behavior may result in guests being asked to leave the property.
While Vista Mundo is a residential community, we recognize that many residents are entrepreneurs, wellness practitioners, and remote professionals. Limited commercial activity is permitted in alignment with the community’s values and applicable zoning regulations.
A. Zoning Compliance: All commercial use must comply with local zoning laws. Properties must be legally zoned for business activity where applicable.
B. Signage: Residents may display one small, tasteful sign no larger than 2’ by 2’ (feet) to identify their home and/or business. Signage must not obstruct drainage, roads, walkways, or road shoulders, and should align with the aesthetic of the community.
C. Workshops & Retreats: Events or gatherings related to your business are permitted on your property for up to 10 attendees. Groups larger than 10 must reserve and host their events at the retreat center (if available) or at another appropriate off-site venue.
D. Facility Usage Fees: Additional fees may apply for the use of shared community spaces such as the pool, business center, or guest facilities in connection with commercial activities.
E. Conduct & Consideration: All business-related activity must be conducted in a manner that respects the peace, privacy, and natural environment of the community.
Residents should maintain vehicles and park in such a manner to permit passage for other residents, tenants or renters
All residents are expected to manage waste responsibly to support community health and environmental sustainability;
A. Burning: The burning of household garbage, foliage, or yard waste is strictly prohibited except in designated areas approved by the community.
B. Composting: Residents are encouraged to compost organic waste using responsible practices that do not produce offensive odors or attract vermin. Please follow these recommended composting guidelines: Composting 101.
C. Recycling: Recycling is collected the first Saturday of every month. Recycling must be placed in clear plastic bags and be sorted. Items with food (such as pizza boxes) or film plastic such as bags are not recyclable.
D. Garbage Removal: Garbage is collected Mondays and Thursdays. Residents must comply with community and/or municipal garbage collection protocols. Waste should be stored securely above ground level to prevent animal access and must not be left in public view outside of designated pickup times.
